What I’m about to say about Oren Osovski sounds too good to be true, but in his case, a very rare case, it is not. I have known Oren since I hired him a few years ago to remodel my kitchen. Th e job went off without a hitch, on time, on budget. He went out of his way to plan every step of the way, and he showed up on site every single day. Two years later, I hired him to remodel a bathroom. He is the best contractor I’ve ever met, and I would trust him with my children. Fast forward to real estate. When my mother passed I knew I had to sell her house. It was in poor condition after fifty years. Oren had recently sent me an email to announce his move into real estate. That was perfect for me because he also had the knowledge to assess the house, understand what and how much it would cost to upgrade it — and here is where the trust he developed with me was crucial — and advise whether to proceed or sell AS IS. We recently completed the sales of my son’s property in Sherman Oaks. The home had suffered much neglect over the years and was outdated in many ways. Our initial thought was to rehab it through a company like Renovation Realty. They came and assessed the home and made a cash offer to buy it from my son. At this point I thought it would be wise to get a second opinion.
I found Oren through Yelp and read his reviews. one review talked of a similar sale situation that Oren successfully advised him on and ultimately sold the property for a good profit. The fact that Oren is a building contractor was an added benefit.
We decided to go with Oren. He communicated in a timely and professional manner. His approach was realistic and matter-of-fact, not “pie-in-the-sky” promises that couldn’t be met. Oren met with me and my son as needed. My son lives in Austin and I live in San Diego, so this was a long distance transaction. Oren handled it smoothly. His recommendation to seek all cash offers from investors to buy the property “as is” was excellent advice. As a result of working with Oren, my son had 5 offers within a day or two. He selected the offer that was over his asking price and significantly higher than Renovation Realty’s “as is” offer. 16 days later, the property closed escrow as Oren had promised.

Oren Osovski is the best and smartest realtor I’ve ever met.

4 months ago, my mom moved to a residential care home, and my brother & I had to sell her house in the SF Valley. We were referred to Oren by a friend, who had just gone through the same experience. He told us that Oren would take care of everything, and he was right.

Oren is a contractor, as well as a realtor. This gives him unique and valuable insights into the value of a property – and how to handle each individual listing.

First, Oren went through and assessed the house. He gave us straightforward information and advice on selling the house, but never pushed or pressured. He told us what he could and couldn’t do, provided comps, then waited patiently till we were ready for the next steps.

He then presented us with strategy, a plan, an assessment on the condition of the house, and a time table. My parents had lived in the house for 20 years, but hadn’t kept up with it or upgraded anything. We originally thought we would need to do lots of repairs, painting and so on. We were worried about the condition of the roof, plumbing, carpets.

Oren advised that in the current market, we should list this house in “as-is” condition. He nixed any repairs, and instead advised us to just clear out the house. While we did that, he started his “whisper” campaign with his network of investors & buyers, creating a buzz on it.

While we were still clearing the house, Oren listed the house on a Saturday night. By Sunday morning, we already had an offer: all cash, OVER the listing price, no contingencies or inspections whatsoever, and a 10 day escrow. We accepted, with Oren’s supervision everything moved quickly, and escrow closed in 10 days. He even provided his wonderful assistant Daniel (and truck) to move some of our antique furniture. Done!

This is a man who knows his business and is a pleasure to work with. Oren is sensitive to the emotional aspects of selling a house, and has incredible ethics about his business. Plus, he has a great sense of humor and understanding.

What better can you say about a REALTOR other than “Good as his word, went the extra mile.” I was talking to contractors and REALTORs (Oren is both) because my grandparents’ old house was in a great location, but falling apart, and with repairs and expenses mounting, time was money. To make matters more difficult, I live out of state. Oren’s proposal (market the house as-is to networks of investors and builders he was plugged into, go for a quick cash sale at a premium price) struck me as ambitious and attractive, and his confidence that his goal was achievable convinced me to go with him.

Well, he must have had a crystal ball or Gray’s Sports Almanac or something, because his plan was EXACTLY how that sh*t went down. Five offers within days, including an attractive cash offer with minimal contingencies and a quick close, above the listing price – an aggressive buyer who wanted a slam-dunk. We accepted, Oren handled all the logistics, e-mailing me documents to e-sign and setting me up with escrow, inspections, compliance, etc. and closed fast enough to give me whiplash. At all the times, Oren was there with insight and explanations, going the extra mile to keep me in the loop, and was sensitive of the memories the house carried and took great care with belongings and keepsakes.
